5 guides, read top to bottom, take you from Refinance Closing Costs, Line by Line to Negotiating Refinance Closing Costs: What You Can Shop For.

Read in this order

  1. The typical fees in a refinance, which ones you can shop for, and how no-closing-cost options really work.

    • Origination or underwriting fees and any discount points, shown in Section A of the Loan Estimate.
    • Recording fees, any mortgage or transfer taxes your state charges, prepaid interest and possibly a new escrow deposit for taxes and insurance.
  2. Why a refinance needs a new lender’s title policy and what happens to your escrow account.

    • Each new loan needs a new lender’s title policy protecting the lender against title defects.
    • Your existing owner’s policy generally remains in force; you usually do not buy a new one.
  3. Why lenders require a new lender's title policy on a refinance, and how reissue discounts may lower the cost.

    • An owner's title policy protects you and is usually bought once, when you purchase.
    • Title insurance covers losses from defects in title that existed before the policy date, such as forged documents, unknown liens or recording errors.
  4. The ways lenders establish value on a refinance and how each affects cost and timing.

    • Most refinances use a full appraisal by a licensed or certified appraiser who inspects the property and compares recent sales.
    • For some conventional loans, Fannie Mae or Freddie Mac may offer to accept the lender's value without an appraisal, based on data in their systems.
  5. Which refinance closing costs you may be able to shop for or negotiate, and how to compare them.

    • The Loan Estimate separates services you cannot shop for (Section B) from those you can (Section C).
    • On a refinance, a new lender's title policy is usually required.
